Before you begin to search for a property, arrange to meet with a financial adviser or bank institution to arrange the best loan that suits your needs, it is also a good idea to find out at this stage how long it will it take from acceptance of the offer for finance to become unconditional, this information will be required when you are preparing an offer on a property. It is also a good idea to work with your broker towards obtaining a pre-approval letter from your lender – this will work in your favour when your offer is presented to a seller.

Be realistic when inspecting properties, very rarely will you find a property that will meet 100% of your requirements, be flexible and objective and if you don’t like a feature, think of how it can be solved – sometimes all a dated wall might need is a lick of paint which can very easily be made to suit your tastes or requirements.
When you have found a property you wish to purchase, the agent will go through the Offer and Acceptance contract with you, the offer and acceptance contract sets out the terms and conditions of conditions of which the sale will be completed.
This is the stage where you will be putting forward any conditions, such as finance approval, timber pest inspection or a Significant Defects Report (or building inspection). Once complete and signed by all buying parties, the offer will be discussed with the seller.
Three things can happen from here – the seller will accept the offer, the seller will counter the offer or the offer can be rejected completely.
It is important to keep in mind that the agent is usually paid by the seller and is therefore acting in their best interests and should there be other offers on the property, will generally not be able to tell you what are the terms and conditions of that offer.
If you are very enthusiastic on a property, then it is in your best interests to make your best offer possible – if a property is popular you may not get the chance to counter.
